				<content:encoded><![CDATA[<p>(Honolulu, HI USA December 27, 2012) &#8211; Rengo Packaging Inc., the leading supplier of corrugated and packaging materials in Hawaii, announces the acquisition of 8.5 acres of land in the Malakole Industrial Park, Kapolei, Hawaii.  Terms of the sale were not released.</p>
<p>In the land transaction, Rengo Packaging Inc. was represented by Sofos Realty Corporation, the largest locally owned commercial real estate and property management company.  &#8220;Sofos did a great job for us.  The Malakole Industrial Park property is a great location, with great access and utility service available for immediate development&#8221;, said Cundiff.</p>
<p>Jay Elicker, Senior Vice President with Sofos Realty, was the agent for Rengo Packaging, Inc. and stated, &#8220;We were very pleased to assist Rengo Packaging in this transaction.  Their plans to build a manufacturing facility in Hawaii is a significant industrial event that will create local jobs and support economic stability in the industry for a very long time.&#8221;</p>

<p>Commodity Forwarders Inc. is preparing to move into a new 46,000-square-foot warehouse in the Bamboo Commerce Center at 2312 Kamehameha Highway, a major step up from its antiquated facility, company officials said.</p>
<p>The company, which imports and exports perishable goods, plans to be in the new building by Feb. 1, and is looking to sublease about half of it, said Norma Acob, CFI’s regional manager for Hawaii. The move has been in the works for a while, but it has taken some time to find a location that works, she said.</p>
<p>The company’s clients include Safeway, Whole Foods, Ruth’s Chris Steak House and Foodland Super Market, as well as local farmers.</p>
<p>CFI declined to discuss the lease and how much it will cost to make the warehouse climate-controlled, add offices and make other rennovations. It doesn’t anticipate having to hire for the new facility, which is about 10 times larger than the old facility at 3159 Koapaka St.</p>
<p>“Some clients have had a private tour,” Acob said. “They are excited just as much as we are.”</p>
<p>The new facility means it will be able to add customers, she said. It is closer to Honolulu International Airport than the old facility and has loading docks.</p>
<p>“They were in their previous facility for 25 years and it is obsolete,” said Jay Elicker, senior vice president of Sofos Realty Corp., which brokered CFI’s lease. “They simply outgrew the space.”</p>
<p>Elicker said he anticipates finding a business to sublease the remaining 18,000 square feet of warehouse space and 1,000 square feet of office space within the next two months because the market is strong.</p>
<p>“We have had a lot of interest in it,” he said.</p>

<p><strong>Nicolai family buys Kapiolani building for $13.8M</strong></p>
<p>One Kapiolani LLC, an entity formed by the Nicolai family of the JN Automotive Group, has purchased “One Kapiolani,” a two-story, 44,231-square-foot office building, for $13.8 million.</p>
<p>The building, which is located at the intersection of Kapiolani Boulevard, South Street and S. King Street, includes ground-floor retail space and sits on about 78,000 square feet of land. It had been on the market for an undisclosed price since last September.</p>
<p>Wisconsin-based CUNA Mutual Investment Corp. owns the property, which has an assessed value of $9.35 million, according to the most recent City and County of Honolulu property tax records. The same records show that CUNA bought One Kapiolani for $7.25 million in 1985.</p>
<p>New York-based Cushman &amp; Wakefield and Honolulu-based Sofos Realty Corp., a tenant in the building, represented the seller in the fee-simple transaction. Steve Sofos, president and CEO of Sofos Realty, said his firm will continue as property manager and leasing agent for the building, which has 19 tenants, including TJ’s Sports Bar &amp; Grill and Kabuki Restaurant.</p>
<p>“There were many interested parties and many offers,” Sofos told PBN in an email. “[It will be] business as usual and maybe some day they’ll put a car dealership on the ground floor and build a parking deck for car storage on part of the property, or just a pure investment.”</p>
<p>Joe Nicolai, founder of JN Automotive Group, could not be reached for comment.</p>

News</a>) September 30, 2012 - Sofos Realty Corporation negotiated the sale of McCully Shopping Center for $19 million. The 35,290 square foot center is located at 1960 Kapiolani Boulevard.</p>
<p>S. Steven Sofos, President and CEO of Sofos Realty Corporation represented the seller. The seller was McCully Associates. The buyer was M Pocket Corporation.</p>
<p>“We were able to find the right local investor in M Pocket Corporation. We believe this is a win for the tenants, their customers and the neighboring communities,” stated Sofos “the new owners are interested in continuing to bring the diverse mix of businesses that has made the McCully Shopping Center one of Hawaii’s most popular destinations for restaurants and retail.”</p>
<p>The McCully Shopping Center is located one block from Waikiki, Hawaii&#8217;s largest and most recognized resort area. The McCully Shopping Center offers visitors a solid mix of national chains such as Seven-Eleven Hawaii, Taco Bell/Pizza Hut; and local favorites Fook Yuen Chinese Seafood Restaurant, and Phuket Thai.</p>

				<content:encoded><![CDATA[<p>From the Pages of the <a href="http://www.bizjournals.com/pacific/print-edition/2012/09/07/sofos-realty-shares-listing-on-one.html">Pacific Business News</a> &#8211; One Kapiolani, the two-story, 44,231-square-foot office building with ground-floor retail space at 600 Kapiolani Blvd. in Honolulu, is on the market for an undisclosed price.</p>
<p>Wisconsin-based CUNA Mutual Investment Corp. is listed as the owner of the property, which has an assessed value of $9.35 million, according to the most recent City and County of Honolulu property tax records, which also show that it bought One Kapiolani in 1985 for $7.25 million.<br />
New York-based Cushman &amp; Wakefield and Honolulu-based Sofos Realty Corp., a tenant in the building, are representing the seller in the fee-simple offering.</p>
<p>“This is the only real estate asset CUNA owns west of the Mississippi,” Sofos Realty President and CEO Steve Sofos told PBN in an email. “Originally, the building was purchased so as to be a home for all of the smaller credit unions, but the plan never materialized.”</p>
<p>The building has 19 tenants, including TJ’s Sports Bar &amp; Grill and Kabuki Restaurant.</p>
